You will need to pay a US$200/UKŁ100 deposit at the time of booking.  We will hold your reservation for 7 days until your deposit cheque is received.

Minimum stay is 7 nights. Villas can be rented on a nightly basis beyond this- simply pro-rata the weekly rate. If you would like to book for more than three weeks then we will quote you a discounted rate upon request.

Your weekly rate includes all cleaning charges after your stay. You will need to pay an additional amount if you would like the pool and hot tub heated, however. This is a fixed weekly charge of US$100 or UKŁ75.

GENERAL BOOKING CONDITIONS

Please read this carefully.

Your holiday home rental includes accommodation as booked including services e.g. gas, water and electricity. Not included in our rental prices are flights, car hire or holiday insurance.


BOOKING AND DEPOSIT
Before a booking can be accepted a member of the party must complete and sign the booking form as indicated. The signatory, who must be 25 years or older, shall then be deemed as the agent for all persons shown on the form.
In order to confirm your booking a deposit of US$200/UKŁ100 will be required.


PAYMENT OF BALANCE
Full payment must be received 30 days or more prior to departure date. Failure to make payment within the specified period will entitle us to cancel the booking and claim the appropriate cancellation charges.


SECURITY DEPOSIT
We will add US$200/UKŁ100 to the cost of your villa rental as a security deposit. This will be returned within 21 days of your rental term ending.


IF YOU CANCEL YOUR BOOKING
If you or any member of your party wishes to cancel the whole or part of the booking once it has been confirmed, we must be informed in writing.
The following cancellation charges will apply:
30 days or more= ­ Loss of deposit only.
Less than 30 days= ­ Loss of total rental charge.

ALTERATIONS TO BOOKINGS
If, after your booking has been accepted, you wish to alter your arrangements, we will do all we can to help without charge. Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase, unless these increases are brought about by Government action. This guarantee is offered subject to our conditions of payment being adhered to.


SMOKING
Smoking is not permitted anywhere inside the villa.


VILLA OCCUPANCY
The villa is licensed for a maximum occupancy of 8 persons, including children and babies. Only those persons named on the Booking Form are permitted residency of the villa for all or part of the rental period.

The rental period of the property begins at 4pm on the day of arrival. The property must be vacated by 11am on the day of departure.
Any persons occupying the villa overnight and not shown on the booking form will be requested to leave the premises by the Management Company.


SWIMMING POOL
The property has a private swimming pool. The Owners do not accept any liability for any injury however caused as a result of the use of the pool.
Guests are specifically requested not to allow unsupervised children to use the pool. Local laws apply.


PERSONAL SAFETY
The Owners cannot accept any liability for your personal safety during your residency of the villa.  Guests are reminded to exercise care as to the personal safety of themselves and all party members.  Whenever possible, valuables should be left secure and out of sight.


SPECIAL CONDITIONS
As owners of the property, we, or our agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the ownerąs control.


PROBLEMS OR COMPLAINTS
In the unlikely event that you experience any problems with the property please contact the local Management Company who will do their best to assist and rectify the matter as soon as is practically possible. Should a problem remain unresolved we must be notified immediately. Every effort has been made to ensure the accuracy of descriptions concerning the property and services. However, we cannot be held responsible for any errors, omissions and changes beyond our control.


INSECTS
Florida is a tropical state and as such insects and small creatures are inevitable and are not a cause for complaint. Their presence is no reflection on the cleanliness of the property. The home is treated regularly as part of a pest and termite control program. We advise you to keep all windows and external doors closed whenever possible; not only will this help to keep bugs from the property, but it will also enable the air conditioning unit to function more efficiently.
